Pre-Approval

 
It is important to take the steps necessary to get a letter from the lender stating you are "pre-approved" for a loan in a specific price range. It's important to have this letter before you make a contract offer to buy real estate. Once you're pre-approved, you know what price range of homes you should be looking at.

What your lender will need to start the loan process:

 

o   MOST RECENT TWO PAYSTUBS

o   W2 STATEMENTS FOR LAST TWO YEARS

o   MOST RECENT TWO MONTHS OR RECENT QUARTERLY BANK ACCOUNT/INVESTMENT STATEMENTS – NEED ALL PAGES OF STATEMENT

o   LAST TWO YEARS COMPLETE TAX RETURNS (ALL SCHEDULES); PERSONAL AND CORPORATE RETURNS, AS APPLICABLE

o   LANDLORD NAME, ADDRESS, AND PHONE NUMBER, AS APPLICABLE

o   COMPLETE COPY OF               DIVORCE DECREE                                                                                                       BANKRUPTCY PAPERS

o   SIGNED LETTER OF EXPLANATION RE:                      DEROGATORY CREDIT

      INQUIRIES ON CREDIT

      WORK HISTORY

      LIVING WITH FAMILY

o   COLLEGE TRANSCRIPTS (UNOFFICIAL COPY ACCEPTABLE)

o   SIGNED GIFT LETTER AND COPY OF CASHIERS CHECK FROM THE DONOR, MADE PAYABLE TO YOU

o   LEGIBLE COPY OF DRIVER’S LICENSE

o   HOMEOWNERS INSURANCE CONTACT INFORMATION, NAME AND PHONE NUMBER OF AGENT
